A top-up loan has the lower rate. That does not make it the cheaper loan.
₹5 lakh, needed for a renovation. A personal loan at 12.5% over five years costs ₹1,74,938 in interest. A top-up on the existing home loan at 9.25% looks like the obvious saving, and its EMI is less than half. Set to run alongside the home loan for fifteen years, it costs ₹4,26,273 in interest for the same ₹5 lakh. Lower rate, two and a half times the interest. The rate decides the EMI. The tenure decides what the loan costs.
- Compare total cost, not EMI. A top-up is offered for long tenures because the EMI looks small. Taken for the same five years as the personal loan, it is the cheapest of the three options here; taken for fifteen, the most expensive.
- The tax benefit is not a feature of the top-up. The deduction follows what the money is spent on. A personal loan spent on the same renovation qualifies in the same way, and either gets at most ₹30,000 a year for repairs, in the old regime only.
- A floating-rate top-up from 2026 can be prepaid without charges. Many personal loans are fixed-rate and can carry a foreclosure charge.
- The top-up is secured on your home. That is why it is cheaper, and it is the one risk the personal loan does not carry.
What each one is
A top-up is an additional loan from the lender that already holds your home loan, secured by the same mortgage. Because the house is already the security, there is no fresh title search in most cases, though the lender may revalue the property for a larger amount. It is usually priced close to the home loan rate, often a little above it, and the lender decides the tenure, which most will not let run beyond the home loan's remaining term. Expect three conditions: a record of regular EMIs on the existing loan, often at least six months to a year of them; total borrowing on the house within the lender's loan-to-value policy on its current value; and an income that can carry both EMIs.
A personal loan is unsecured. Nothing is mortgaged, which is why it can be sanctioned in minutes, sometimes as a pre-approved offer in your banking app, and why it costs more. Tenures are short, commonly up to five years, and many are fixed-rate.
Same ₹5 lakh, three ways
| Line | Personal loan, 5 years | Top-up, 15 years | Top-up, 5 years |
|---|---|---|---|
| Rate | 12.50% | 9.25% | 9.25% |
| EMI | ₹11,249 | ₹5,146 | ₹10,440 |
| Total interest | ₹1,74,938 | ₹4,26,273 | ₹1,26,397 |
| Processing fee with GST | ₹11,800 (2%) | ₹2,950 (0.5%) | ₹2,950 (0.5%) |
| Total cost of the ₹5 lakh | ₹1,86,738 | ₹4,29,223 | ₹1,29,347 |
The rates and fees are illustrative, not quotes; the shape of the answer is what matters. The fifteen-year top-up has the smallest EMI and the largest cost, because three times as many months of interest more than undo a rate that is three and a quarter points lower. Taken over the same five years, the top-up costs about ₹57,000 less than the personal loan.
The long tenure is not always offered because you asked for it. A top-up that is simply set to end with the home loan carries that loan's remaining term by default. Ask for the shortest tenure whose EMI you can carry, before the sanction letter is printed.
The tool for this
Enter the personal loan offer and the top-up offer as each lender quoted them, with the processing fee, GST, insurance and other charges. It shows the EMI, the money that actually reaches you, the total cost over the months you expect to keep each loan, and the annual percentage rate with every charge folded in.
The fees, and the one rate that compares them
A personal loan's processing fee is usually charged as a percentage of the loan, with 18% GST on top, and deducted from what is paid out. A top-up's fee is often smaller, but there can be a valuation charge if the property is revalued, and sometimes documentation charges. Either may come with insurance attached; credit or life cover offered alongside a loan is usually optional, so ask which parts are.
Both lenders must give you a Key Facts Statement before you sign, with the annual percentage rate that folds every charge into one number. That is the rate to compare. A cheaper headline rate with a heavier fee can lose to a dearer one with no fee on a short loan, which is the arithmetic the festive offers guide works through.
The tax angle, without the sales pitch
Top-ups are often sold with a line about tax savings. The deduction is real, but narrow, and it belongs to the use of the money, not to the type of loan.
- Used to buy or build a house, the interest counts under section 22 of the Income-tax Act, 2025, inside the ₹2 lakh a year limit for a self-occupied house, in the old regime only.
- Used to repair or renovate a self-occupied house, the interest is capped at ₹30,000 a year, inside the same ₹2 lakh overall limit, again in the old regime only. The principal of a repair loan gets no deduction at all.
- Used for a let-out house, the interest is deductible against the rent; how much of any loss can be set off against salary depends on the regime, as the regime guide explains.
- Used in a business, the interest is a business expense.
- Used for anything else, a wedding, a car, a holiday, a family loan, there is no deduction.
A personal loan spent on the same renovation earns exactly the same deduction, if you can show where the money went. Whichever loan you take, keep the bank trail and the contractor's bills. And if you are already using the full ₹2 lakh on the home loan's own interest, the renovation interest adds nothing, because it sits inside the same ceiling.
Prepaying, and the October rate rise
For a floating-rate loan sanctioned or renewed on or after 1 January 2026, RBI's prepayment directions bar any charge for paying it off early, in part or in full. A floating-rate top-up taken now can therefore be cleared the day you have the money. Many personal loans are fixed-rate, and on those the contract can charge for early closure. The 2026 prepayment rules set out who is covered.
Floating cuts both ways. RBI raised the repo rate from 5.25% to 5.50% on 7 October 2026, and a repo-linked top-up picks that up at its next reset, as the home loan does. RBI's rules on resetting floating rates require the lender to offer you a higher EMI, a longer tenure or a mix when the rate moves. On a top-up, choose the higher EMI; the longer tenure is exactly the cost this page is about.
What is at stake if things go wrong
A personal loan in default damages your credit record and brings recovery calls. A top-up in default does that and puts the house behind it at risk, because the top-up and the home loan share one mortgage. For a need you can repay quickly, that is a small risk. For a need you are not sure you can repay, it is the reason to borrow less, not the reason to borrow secured.
Both loans appear on your credit report. The personal loan adds unsecured debt, which the next lender's credit desk reads more cautiously than a secured loan with a long record. Several personal loans, or a run of applications for them, read worse still.
When each one is the better choice
The personal loan makes more sense when the amount is small, the need is short and you will clear it within months; when you need the money today; when your home loan is too new to have a repayment record; or when the property has a problem a revaluation would expose.
The top-up makes more sense when the amount is larger, when you can take it for a short tenure or will genuinely prepay it, when it is floating-rate and free to close, and when you can live with the house standing behind it.
And if you are moving your home loan to another lender, be careful with the top-up offered as part of the transfer. It extends the same long tenure to fresh borrowing; the balance transfer guide covers that trap.
Before you sign either one
- Ask for the shortest tenure you can carry, and compare on total cost over the months you will actually keep the loan.
- Get both Key Facts Statements and compare the annual percentage rates, not the headline rates.
- Check whether each rate is fixed or floating, and what each charges to close early.
- Ask which insurance is optional before it is added to the loan.
- If tax is part of the reason, confirm you are in the old regime, that the work is a repair or renovation of a house you live in, and that ₹30,000 of extra deduction is worth what the loan costs.
The one-line summary
A top-up is the cheaper loan only when it is also the shorter one. Take it for a few years, or prepay it hard, and it beats a personal loan comfortably. Let it ride the home loan's fifteen remaining years for a smaller EMI, and the lower rate becomes the most expensive way to borrow the same money.
